The ice runway at Alton Bay, N.H., opened for the 2010 season on Jan. 9—two weeks earlier than last year, thanks to colder temperatures, said Paul LaRochelle, the airport’s volunteer manager. The ice airport at the south end of Lake Winnipesaukee is the subject of a feature article, “The iceway is open,” in the January issue of AOPA Pilot.

One of the last buildable lots on Alton Mountain with expansive and spectacular views of Lake Winnipesaukee and the mountains. A wonderful lot for you to build your dream home!

May 13, 2009 – HUD Secretary Shaun Donovan’s decision to allow consumers to use the $8,000 first-time home buyer tax credit to help cover their downpayment and closing costs on FHA-insured mortgages will be a big boost to the housing market, according to the National Association of Home Builders (NAHB).

“The biggest obstacle for first-time buyers is coming up with a downpayment,” said NAHB Chairman Joe Robson, a home builder from Tulsa, Okla. “We commend Secretary Donovan for acting decisively to enable buyers to access the tax credit at the time of closing. This will help to stimulate home sales, stabilize housing and get the economy back on track.”

The measures announced by HUD would allow FHA-approved lenders; federal, state and local government agencies; and FHA-approved non-profit organizations to supply home buyers short-term or “bridge loans” up to the amount of the $8,000 first-time home buyer tax credit.

Longer term loans secured by second liens can also be used by government agencies and FHA-approved non-profit organizations to facilitate home sales. Several state housing finance agencies have introduced such programs and a number of agencies are considering that possibility.

More information about these programs can be found on the National Council of State Housing Agencies Web site at http://www.ncsha.org/section.cfm/3/34/2920.

Previously, the home buyer would have been unable to access the tax credit until they filed their next annual tax return or an amended 2008 tax return and received the refund from the IRS.

Robson and others NAHB leaders discussed this matter and other housing-related issues with Secretary Donovan last week.

“Secretary Donovan shares our view on the need for a housing and economic recovery,” said Robson. “We appreciate his leadership in moving swiftly to help first-time home buyers to access the tax credit up-front at the time of closing. The timing could not have been better as we are in the midst of the crucial spring home buying season.”

The next step is to see how FHA-approved lenders use HUD’s new guidelines to actually monetize the tax credit for first-time home buyers and structure the payback provisions of the loans. NAHB encourages lenders to act promptly to put these provisions into place.

To qualify for the tax credit, first-time home buyers must actually close on their home purchase by Dec. 1, 2009. Buyers can take the credit on their 2008 or 2009 income tax return.

For further information about the tax credit – including a detailed question and answer section and a number of home-buying resources for consumers – log on to NAHB’s consumer Web site at www.federalhousingtaxcredit.com. A Spanish version is also available to provide detailed information on the tax credit to Spanish-speaking first-time home buyers.

Wow….

At this moment that is all I can think of saying.  My first born child, Chad Tenander, 17 -born on September 14, 1990 has just graduated high school from Prospect Mountain High School in Alton.  We are so proud of him just like all parents are of their children when they succeed.   It seems like yesterday when I walked him into kindergarten for his first day of school.  Where does the time go!

As many parents of teenage boys will agree, the past couple years have been difficult with keeping his interest in school.  Both my boys are very active children that love to move and would rather be outside than reading a book.  Also, not many of us, at 16, know what they want to pursue for the rest of their lives.  He has learned many things about himself in the past two years.  One of which is his love and talent for urban art.  He has been accepted to the Academy of Art University in San Francisco, CA and can’t wait to arrive and begin the next chapter of his life.  I of course am having a hard time with him being so far away.  But I understand that in order for him to grow, I need to let him go.

So, thank you for allowing me to share my son’s accomplishments with you all!  Here’s to Chad and to many more fabulous and wonderful things to come!!!  Chad, I love you and you make me proud!!

kidsbooks.jpgThe books are written by Thornton Burgess and read by Rose Marie Robichaud.

Thornton W. Burgess was born in 1874 in Sandwich, Massachusetts. Growing up there, he had a wonderful childhood, playing in the meadows and woods near his home. In the early 1900s he lived and worked as an editor and writer of a magazine in Springfield, Massachusetts. The memories of his early years inspired him one day to write bedtime stories about the animals and plants found in the fields, salt marshes and woods all around Cape Cod. His little son was away spending time with relatives in Chicago and he decided to write to him and include a bedtime story. Soon the series came to the attention of a Boston publisher and that was the beginning of his career as a well known children’s author and naturalist. His books teach children about the habits of the creatures of the forest and often incorporate behavioral lessons. He died in 1965 at the age of 91, but is still well loved and remembered. His legacy continues through the Thornton Burgess Society, which operates the Green Briar Nature Center and the Thornton W. Burgess Museum, in Sandwich, Massachusetts.

Rose-Marie Robichaud, who reads the stories, lives in Gilford, NH and has loved reading children’s books for years as an assistant librarian for the York, ME school system and more recently in NH where she makes her home.

The music is composed and performed by Nicolas Robichaud, a music major studying at Colby College in Waterville, ME. The CDs are produced and recorded by Nicolas Robichaud.

The package comes in a custom box as a two disc set with or without the actual book. The books alone are age appropriate for 8 to 11 year olds or 3rd to 6th graders. However, the stories on CD are very appropriate for younger children from as young as 3 years old as well as the older children.

By clicking on the link you will be able to sample some of the books and hear what a wonderful story teller Rose-Marie is.

Crime State Rankings and the Safest and Most Dangerous State Awards are now published every year by the Washington D.C. CQ Press.  Yesterday, March 17, 2008, the Congressional Quarterly named New Hampshire the “Safest State” in the Nation for 2008.  New Hampshire has the lowest murder rate and the second lowest aggravated assault and burglary rate in the Nation.

Governor John Lynch said “New Hampshire has long been one of the safest states in the nation, and our low crime rate is part of what makes this such a great place to live and work.  As a state, we are routinely recognized as a national leader and I can think of no better category to lead the nation than in the safety of our citizens.”

In 2006, to better protect children, the Governor passed one of the toughest sexual predator laws in the country.  He increased state police and the number of state prosecutors as well.  He has made public safety one of his priorities since becoming Governor.

My husband and I moved here with our two sons in 1994.  In 1994 my oldest was 4 and my youngest was 2.  They really do not know any other place other than New Hampshire as home.  My oldest is graduating high school this year and some of his classmates are the same classmates he began school with in kindergarten.  There are not too many children today that will have that type of stability and I am happy that they were able to experience that here.  I have always felt my children were safe in our small town of Alton Bay even during the summer months when our population nearly triples.  They have been able to experience our great outdoors as well.  They both knew how to drive a boat at an early age, have been riding the snowmobile trails and snowboarding the ski trails as well.  New Hampshire is a great place to raise children.  We are proud to call it “HOME.”

If you are interested in making New Hampshire your new place to call “HOME“, please contact me.  I would be happy to help.

For those of you who have never experienced a true New England Winter…these photos say it all!!  I, like everyone else, happen to be very tired of all the snow and ice.  It is time for spring, but with all this snow we will be lucky if we see grass by mid May.  So much for an Easter Egg Hunt!  Thank goodness my boys are too old for a that.

I think it is time to build an igloo…

And needless to say, they are calling for more snow I think on Wednesday.  These photos were taken today March 2, 2008.

Have you been thinking about a vacation home?  If you have, you should seriously consider a condo.  Chances are you will be very happy if you choose a condo, townhouse or any community association property.

Seven out of ten condo owners say they are happy with their purchase.  Compared to single-family homes, condos are less expensive.  They are easy on your back.  Landscaping, plowing, roofing and siding are all taken care of by the homeowners association.  Also, the average condo has less square footage than a single-family home which means keeping the interior clean and tidy is easier as well.  Who wants to be on vacation and spend your time cleaning a house.  Not only will you spend less time keeping your vacation home looking good, you will also spend less money.

Condo association living isn’t always perfect, and for some people it just doesn’t work.  But for most property owners coming from a couple of hours away, the association maintenance helps.

I owned a ski condo in Waterville Valley, NH for a couple of years when my sons were on a snowboard team there, and it was a welcoming feeling to come late on a Friday evening knowing that the walkway and parking lot would be plowed and shoveled.  My husband and I were able to spend more time skiing with our sons than trying to maintain a property.  The following statistics shows most are happy with their choice of buying a condo:

-88% of association owners believe their association board members strive to serve the best interest of the condo owners.

-73% of owners say their management companies give value to their communities.

-74% believe association rules and regulations help to “protect and enhance” their property values.

-80% of owners say they ge a good return for their assessments when assessments for improvements take place.

If you are looking for a vacation home, consider looking at condominiums.  Currently there are 110 condos available with access to Lake Winnipesaukee.  They range from small cottage condos starting at $49,900 to large free-standing condos currently at $829,900.
