I was at a closing this morning and was surprised to hear the seller talk about the waterfront tax.  I would like to take this time to explain to those of you who are under the impression there is a view or waterfront tax in New Hampshire.  There is no such tax!!  All property owners in a specific town pay the same amount of tax per $1,000.  There is no seperate tax that is added to your tax bill for your waterfront property or view property.  The only property owners that do not pay the same amount would be property owners who own large parcels of land over 10 acres that have their property in “Current Use” and those that get a discount like Veterans. 

I think the misconception of property owners is that they forget that their waterfront or view property is worth more than the properties that do not have waterfront or a view.  Example:  I own a 2,000 square foot Cape on a Cul-de-sac in a development, no view, no waterfront or water access.  My house would sell for less money than the same house that had a view or waterfront or water access.  It is funny how those same property owners that complain about a waterfront tax or view tax are the same sellers I meet with when I list their properties and they certainly make sure that I am aware and market the property as a view or waterfront property.

So if you think your property is worth more because of those amenities, then the towns do too.  Your assessments will always be higher than the same type of property without those amenities.  Someone has to pay for the amenity and it ends up being the owner of the property.
